Can bathrooms benefit from being home staged?

When we visit a property for the first time to quote for home staging, quite often the vendor will say "Don't worry about the bathrooms there is nothing you can do in there is there?"

In fact, there is quite a bit you can do to make your bathroom look more appealing to your buyer.

The bathroom is often overlooked when we are thinking of selling a home, yet it is a space that a buyer will scrutinise when they are looking at this space, they will be looking for damp areas, loose tiles, missing grout, if the bathroom is messy or not very clean buyers can be put off by this thinking it is not a nice place to spend time to relax.


Cleanliness and ventilation

Cleanliness is crucial in a bathroom every surface should be spotlessly clean, when we home stage the bathroom it gets extra attention, to make sure it looks immaculate, shower screens and tiles descaled, taps should be polished, so everything is shining, not a water mark to be seen.

Ventilation is also very important in a bathroom, open the window to allow fresh air to flood in, it’s good for keeping away damp and any ugly smells, you can close it before a viewing to be sure it is warm.

This stunning minimalist style bathroom is spotlessly clean with no clutter, all they have added is a quirky little seat with a towel and a picture, which altogether stop the room from feeling cold and sterile.

Not everyone has such a spacious bathroom as shown in the image, but you can make a difference in any size bathroom.

A fresh lick of paint will help to freshen up a bathroom, if you have tiles in your bathroom check the grout to make sure it is clean and intact.

Declutter, this is essential, remove all toothbrushes and toothpaste, shaving equipment etc. no one wants to see worn out toothbrushes or toothpaste all over the basin, hide them all away, this is only for your listing photos and for your viewings, you can put them all back when they have gone.

Whenever we home stage a bathroom, we add fresh clean towels which are folded or hung on the radiator, white is the best colour to go for as it gives the bathroom a hotel feel, invest in some new white towels the thicker the better, keep them for the viewings, so they are fresh, clean and fluffy, for when your buyer comes to view.

The bathroom above was a property we staged in Rickleton Tyne and Wear, which was a full house stage, as you can see we added some fresh white towels, bathmat, slippers and some accessories which made this space feel very calm and relaxing.

The bathroom is beautiful, some may think why bother of staging it looks nice the way it is?

As you can see just by adding those few items it has changed how the space feels, it feels warmer, more inviting.

Don’t worry if you don’t have a little nook, you can use a bath tray, Matalan have a nice selection, Tesco also have them in store, you can stage these with a scented candle, a small potted plant, wine glass, soap and face cloth, this helps your buyer to imagine relaxing in the bath.

You can remove the items after the listing photos have been taken also after any viewings you may have, so they stay fresh and clean along with the new towels and bathmat.

Here is an example of how we used a bath tray in this bathroom in a full house stage we did in Brancepeth, Durham, this invites the buyer into the room, now they can visualise themselves in this space, having a nice hot bath with a glass of wine looking out of the window over the lake.


Accessories

"These little things can make a big difference"

You don’t need to add a lot of accessories to your bathroom, as you don’t want to make it look cluttered.

Add pretty jars with cotton buds, cotton wool balls etc, these will soften the space and add texture, you can see in the image we have added coral along with the jars and a pretty soap dispenser all in white so as not to overpower the shelf.

This will draw your buyers eye over to that area and they will instantly think it looks clean, pretty and very appealing.

This image shows how we have staged a bath tray using a small artificial plant with a pretty soap dish, there is a candle a wine glass and reeds, the reeds leave a lovely smell in the bathroom, we like to use a sandlewood or tabacco type of scent for this room.



Warmth

Lastly make sure your bathroom is warm, no one likes a cold bathroom, when you think of a Spa or a hotel bathroom, they are always warm, where you can step out of the shower or bathtub and feel the warmth envelop you as you put on your bathrobe, not standing shivering going blue as there is no heating in the room.

These little things may not seem like they will make much of a difference when selling your property, but take it from us and our experience as home stagers, they make a huge difference to your buyer.
